Tender Appointment - TICK!

So today we had our Tender Appointment, and from 1pm until 5:45pm we went through each item, change, and structural modification line by line.

Having prepared and developed a very firm understanding of what we wanted changed the only surprises we faced today were:

  1. The finalised siting of the house on our block
  2. The crazy site costs (close to $40k) required to ensure our house didn't fall down
As you can imagine, the Site Costs came as a bit of a blow, given the quote originally was for ~$15k. This meant that the Alfresco and Terrace extension, Dwarf Wall to Alfresco and capped services had to go.

As it is, the house is over budget by 10% and we haven't even done our Colour Selections yet... Here's hoping my relationship with the bank extends to a little more borrowing ;)

My advice for Tender?
  1. Collate your required changes and document into a check list
    1. This includes going through emails sent to your Sales Consultant, your Building Co-Ordinator and any other lists lying around/typed up.
  2. Try and rank in importance. We ranked items 1-3 (1 = being must keep, to 3 = if we have to cut back it can go)
  3. Keep as much structural as you can, keeping in mind these structural wishes can sometimes never be done later (Double Glazing, Roof Height, Hebel, Extra Windows, Extensions etc)
  4. Bring some snacks... we had a brunch before, but missed lunch and ended up having dinner late
I'll post up some of the Tender details once I have them all sorted.
